According to the Federal Reserve Economic Data (FRED), the average 30-year fixed mortgage rate increased from 4.54% in 2018 to 4.94% in 2019 (FRED, 2023). These increased rates resulted in a slowdown in the housing market as prospective buyers found it more challenging to afford mortgages.

However, the COVID-19 pandemic in 2020 prompted the Federal Reserve to lower interest rates to near-zero levels to stimulate economic activity and support the housing market.
